Limited Document architectural services provide basic design, planning, and drawings for building projects.  Design services may include conceptual & schematic work to explore design, options, and layouts for floor plans and exterior views of buildings.  Construction drawings are prepared for permitting requirements and to convey general information to the builder about overall locations of the main building elements.

This service does not include assistance with builder selection or construction contract preparation.

This scope of service is recommended for:

• Small or simple residential projects (small additions, interior renovations, minor alterations) where the Owner hires a separate contractor to complete the construction.
• Residential owners who will select their own builder, provide product specifications for materials, and work with their builder during construction.
• Builders or developers.

The following phases are generally included:

• Project Document
• Schematic Design (May be Limited)
• Contract Documents (Limited to Drawings Only)

Architectural service fees for this service are typically fixed and based on the project's requirements for limited work.  Fees are based on the minimal requirements to get municipal approvals and begin construction.  Hourly consultation may be recommended for smaller projects.  Contact the office for more information.

Contract Document architectural services provide full design, planning, and contract documents (drawings and material specifications) for building projects.  Design services include conceptual & schematic work to explore design, options, and create detailed layouts for floor plans and exterior views of buildings.  Contract documents include drawings and written specifications to secure municipal permits, bid and price projects with builders, secure a client's construction contracts, and convey detailed construction information to the builder about overall locations of the main building elements, special details, and general interior development.

When construction administration services are included or added (residential projects only) full architectural services are provided from project start through construction completion.

This scope of service is recommended for:

• Residential projects (new construction and mid to large size additions, interior renovations, and alterations) where the Owner hires a separate contractor to complete the construction.
• Commercial and municipal projects.

The following phases are generally included:

• Project Document
• Schematic Design
• Design Development
• Contract Documents
• Bid / Pricing
• Construction Administration (Option for residential)
